Electrical compliance for landlords
Book the inspections you need, get tenant-ready reports, fix anything flagged within the deadline, and get reminded before the next one is due.
Sound familiar?
- Not sure exactly what the regulations require
- Chasing tenants for access
- Remedial deadlines after an unsatisfactory report
- Keeping track of dates across several properties
How we help
- Fixed-price EICRs online
- Choose your property size, pick a date, pay securely. We arrange access with your tenant.
- Remedials within the deadline
- If the report is unsatisfactory, you get an itemised quote with it, and certification once the work's done.
- Every property in one account
- Reports, certificates, outstanding items and due dates for each address, with reminders before renewals.
- Share with your agent
- Give your letting agent or property manager access to the properties they look after.
Your obligations, clearly labelled
What's legally required, what's recommended, and what comes from a lease, licence or insurer. A summary only — check current guidance for your circumstances.
- Legal requirement
EICR at least every 5 years (England)
Required for most private and social tenancies in England under the Electrical Safety Standards in the Private and Social Rented Sector (England) Regulations 2020. Councils can fine up to £40,000.
- Legal requirement
Give tenants the report
Within 28 days of the inspection for existing tenants, and before a new tenant moves in.
- Legal requirement
Remedial work within 28 days
Including any further investigation the report requires, or sooner if the report specifies, with written confirmation to tenants and the local authority within 28 days of finishing.
- Legal requirement
Smoke and CO alarms (England)
A smoke alarm on every storey with living accommodation, and a CO alarm in any room used as living accommodation with a fixed combustion appliance (not gas cookers).
- Recommended practice
PAT testing supplied appliances
Not a legal requirement for private landlords in England. Testing appliances you supply is a sensible way to show they're safe. (Social landlords and landlords in Scotland do have equipment duties.)
