Your obligations, clearly labelled
What's legally required, what's recommended, and what comes from a lease, licence or insurer. A summary only — check current guidance for your circumstances.
- Legal requirement
Landlords' EICR duties (England)
An EICR at least every five years, a copy to tenants within 28 days, and remedial work or required investigation within 28 days. The duty is the landlord's; your management agreement usually says who arranges it.
- Legal requirement
Smoke and CO alarms (England)
Alarms must be checked as working on the first day of each new tenancy, and repaired or replaced when reported faulty.
- Lease, licence or insurer
Who arranges what
Your management agreement sets whether you or the landlord books inspections and approves remedial work. Keep it clear for every property.
- Lease, licence or insurer
Nottingham HMO licences
Licence applications ask for an EICR, PAT records, and fire alarm and emergency lighting certificates.
