Social landlords: electrical safety checks due before 1 November 2026

What the 2025 extension to social housing requires, the deadline for older tenancies, and the new equipment checks.

Sources checked · Applies to England

In short: since the 2025 amendment, registered providers of social housing in England have the same five-yearly inspection duties as private landlords, plus a duty to check electrical equipment they supply. For tenancies granted before 1 December 2025, the first inspection and equipment check must be done before 1 November 2026.

What changed

The Electrical Safety Standards (Extension to the Social Rented Sector) Regulations 2025 amended the 2020 regulations, which are now called the Electrical Safety Standards in the Private and Social Rented Sector (England) Regulations 2020. The changes took effect from 1 November 2025 (GOV.UK guidance).

Fixed installation

The duties are the same as for private landlords: an inspection by a qualified person at least every five years, copies to tenants within 28 days, remedial work within 28 days, and written confirmation afterwards. See our guide to the landlord rules.

Electrical equipment you supply

Social landlords must also have electrical equipment they provide, such as cookers or fans, checked by a qualified person:

  • at least every five years, and before a new tenancy starts;
  • with a record of each check;
  • and unsafe items made safe or replaced within 28 days of the check.

GOV.UK refers to the IET Code of Practice for In-service Inspection and Testing of Electrical Equipment for how the checks are done.

How we can help

We carry out EICRs and equipment checks across Nottingham and the surrounding area. For a programme of properties, we can schedule inspections, coordinate tenant access, and give you a record of every report and due date in one account.
